Through mid-Q3 2026, the median sale price for a single-family home soared to approximately $4.1 million, an 8% increase year-over-year. Despite a 9% drop in new listings, strong buyer demand has kept inventory limited and competition fierce—reflected in the fact that more than 70% of homes listed have sold, with a median market time of just eight to nine days. Nearly 80% of homes are closing at or above list price, and almost 40% of purchases are all cash, underscoring the deep capital buyers are bringing to the table.

Old Palo Alto stands out with a median sale price reaching about $9.1 million, up an impressive 58% (though fewer sales can skew that data), and neighborhoods like Barron Park and Green Acres are also experiencing robust demand. Potential catalysts for increased inventory may include temporary capital-gains relief or the influence of new AI-driven wealth prompting homeowners to trade up. Until then, buyers should be prepared for a fast-paced market that demands patience and strategy.
