Navigating Oxnard’s real estate market takes a steady hand and a clear understanding of shifting dynamics. In Early-Q3, active listings dipped by about 3% year-over-year to 1,570 homes—meaning buyers faced a more limited selection and increased competition for available properties. New listings also edged down around 2%, with roughly 700 homes entering the market, making it more challenging for buyers to find fresh options while sellers experienced less direct competition.
The median list price settled at $962,000 in Early-Q3, reflecting a 5% decrease from the previous year. Still, Oxnard remains a high-cost market, which can be daunting for many shoppers. Interestingly, only about 19% of active listings saw a price cut—slightly below last year’s level—so sellers are largely standing firm on their pricing. Homes spent a median of 50 days on the market, unchanged from a year ago, showing that demand remains steady and buyers who are prepared can still move with confidence.
